Which Tucson Zips are Selling?

I am often asked where in Tucson homes are selling the most speedily.  So I took a look at the July sales figures by zip code.

Focusing on the higher volume zips (with 100 or more active listings), the most active zip code seems to be 85710 with 105 listings and 72 sold in July, for a 68.57% sales rate.  85710 is on Tucson's East side, bounded roughly by Golf Links and Speedway on the South and North, and Wilmot and Harrison on the West and East.

The lowest turnover of the zip codes with 100 or more listings is 85658 which is on the far Northwest side, incorporating the part of Marana north of Tangerine, East of I-10 and including the Dove Mountain area.  The sales rate in July for that zip code was just shy of 17% in July.

Buyers! Use a Local Tucson Lender

We all see the ads for out of state lenders offering great rates and low fees, and I am sure many of them deliver on those promises.  But I always encourage my clients to use a local Tucson lender when possible.

Local lenders with local underwriters...and there are many good ones...know Tucson, our neighborhoods, our real estate documents, and our real estate laws and customs.

And they are available! When writing that offer on a Sunday afternoon, are we going to be able to get in touch with your out of state lender for the required pre-qualification form we need to submit with your offer?

With a local lender, you can actually sit down across the table with them, let them explain their process, hand them your documents and actually talk with them on weekends when it is most likely you will need them.

Fun Things in Tucson: Tucson-filmed Rio Bravo at the Fox Theatre

It is is humid. Let's go to a movie!  Tucson's historic (and air conditioned) Fox Theatre is screening an under-rated Western classic...Rio Bravo tonight at 7:30 pm. Filmed at Old Tucson back in the '50s, Rio Bravo stars John Wayne, Dean Martin, Angie Dickinson, teen idol Ricky Nelson and the inimitable Walter Brennan as Stumpy. Tucson Home Sales Take a Summer Pause

It seems like we all just take a deep breath in mid-summer in Tucson. The students and snow birds are gone, the outdoor festivals and indoor cultural events take a pause, restaurants give us special slow-time discounts and now even the Tucson real estate market has decided to take a mid-summer breather.

The number of homes sold in July was 1,395, down 14.84% from June's 1,638.  Prices were down as well with the average sales price down 6.72% from June but still up 4% over one year ago. New listings took a breather as well, with 1,677 new homes coming on the market, down 4.99% from June. Licensed Arizona Contractors

I am often asked by friends and clients whether they need to use a licensed contractor for a particular job. And my answer is usually that if it is anything beyond a simple handyman repair...yes!  It is for your protection. And it is easy to check out your prospective contractors by going to the newly revamped Arizona Registrar of Contractors website. They also have some handy tips for consumers on how to find and manage your contractors.

SOLD! 5102 E Timrod in Presidio at Williams Centre

This Tucson home had it all.  Mid-town convenience to work and shopping, community pool, gated community and a second floor view balcony off the master bedroom.  Two bedrooms. three bathrooms and a cool second floor open loft for office space or a sitting area. Sold for $184,500.   This was one of those interesting listings where I never actually got to meet the out-of-town sellers, but they were great to work with. Thank you Andy and Sue!

Surveys Show! Most Americans Say Housing is a Good Investment

A new survey from the National Association of Home Builders shows that 4 out of 5 Americans (registered voters, in this survey) believe that it is a good investment to own a home. 72% of the respondents favor continuation of tax incentives (such as mortgage interest deduction) to encourage people to own their homes. Taking a look at the Millennials, 81% of 18-29 year olds say they want to own a home at some point in their future.

SOLD! 25 years ago today! My House!

It is hard to believe that I was handed the keys to this house 25 years ago today. I still feel like a newby in our
neighborhood. There are still so many wonderful neighbors who were already here when I moved in. 
Changes?  Oh yes, a few new houses in the neighborhood, and I can actually tell that the saguaros have grown substantially both in height and number of arms since I moved in. 
Changes to the house?  Thank heavens, yes.  The "foreclosure beige" carpet and drafty aluminum sliding windows are long gone, as are the early 1970's bathrooms, kitchen and vinyl tile. And am I ready to sell and move on to that next special house? Heck, no...I am here to stay.
