Tucson Home Prices Steady

Despite a sizable jump in the number of Tucson homes sold in May, prices continued to show a little conflict.  The average sale price for May was $214,290...down 3.15% from April.  But median prices were up 1.7% to $179,000.  

I will let the statisticians argue on which is the most accurate, but the fact that the numbers do conflict shows that there is no clear price direction for the Tucson market right now.  The same can be said for the past year too as the average sale price for May was actually down a bit (1.03%) from even a year ago while the median sale price was up 4.53% for the same period.

Will the strong in increase in the number of sales bring prices along with it?  Stay tuned.

Number of Tucson Homes Sold Bounces Back to 2006 Figures

The Tucson homes market hit a milestone of sorts last month. The number of homes sold, as reported in the Tucson MLS was 1529...the highest since June 2006. That was as the market approached its furious peak of 2006-2007.

It would be another year before prices hit their high, averaging $293,443 in June of 2007, beginning a long decline to $150,000 in September 2011. Prices have slowly crept up since then to an average sale price of $214,290 in May 2016.  Check back soon for more of where we are today on pricing.

Sellers Property Disclosure: Critters!

It would seem a little silly in Tucson, but the Arizona Sellers Property Disclosure Statement (SPDS), provided by the Seller to the Buyer actually includes a section where the Seller discloses any observance of snakes, scorpions and such. And it says "on the property" not just inside the house.

Especially in desert properties, it would be unusual for the Seller NOT to have observed snakes, scorpions and pack rats at one time or another. I often have to explain to out of town Buyers that they ARE moving to a desert. 

Now the bed bugs, I can understand.  I would definitely want my Buyers to be aware of those.
