Urban Living: Downtown Tucson is Now the Place to Be

I remember how alive downtown Tucson felt on my first summer visits as a teenager. The streets were full of people shopping at such stores as Jacome's and Levi's. (I know I am dating myself there.)  Life has been returning to downtown the last few years, this time with hip dining and drinking establishments such as Hub, Maynards and Penca.

Living downtown is coming back as well, with condominiums such as the Ice House Lofts, 44 Broadway, The Flats at Julian Drew, and Armory Park Condominiums. Prices are all over the place, ranging from the mid 100,000s up to almost $500,000.  Location, views and amenities make all the difference.  And who is buying there?  Younger people of course, who may work in the area and certainly spend their dining and drinking time there.

But there is also the lure the new modern streetcar, great new restaurants and such fine art as the Tucson Symphony, Arizona Opera and the Rogue Theatre. Plus the appeal of being able to just walk down the street to get a good cup of coffee.  That has begun luring empty nesters who crave a return to the big city experience now that the kids have left home.

Market Tops and Bottoms: The Tucson Homes Story


I promised you last week that we would take a look at where the Tucson market stands now in relation to Tucson home prices at the top and bottom of the market of the early 2000's.  So here goes.

We will start with the go-go days of 2006...the month of March to be precise.  That is when the average sale price in the Tucson Multiple Listing System topped out at $281,819. Those were exciting days and yes, I jumped on the bandwagon myself with the purchase of a "can't lose" rental property. Ah well.

And in the decline that soon followed, we plumbed pricing depths not seen for many years.  The average sale price in the Tucson MLS bottomed out in September 2011 at $150,699.  Wow...

Does that mean that every home in Tucson lost that much value?  No, this just reflects the actual sale prices in those months. Here are the average sale price stats from those go-go years to the present.


Fun Things in Tucson This Weekend

Another beautiful sunny Tucson weekend and we seem to have a food theme going for fun activities.

Amble down to Tucson's funky Fourth Avenue tonight for Kitchen Confidential: Poetry and Stories.  It is a salivary romp through food, festivity, and recipes for life with Penelope Starr & Kaitlin Meadows.  The fun starts at 7:00pm tonight at Antigone Bookstore located at 411 N Fourth Avenue.  For more information, check out Kitchen Confidential at Antigone Bookstore

And on Saturday from 11am to 7pm is the $5 Food Festival at Kino Sports Complex. Tucson Prices Dip a Bit in February but Number of Sales is Up

Tucson home prices dipped a bit in February from the month before.  Average sale prices were down 4.8% from January (and down 1.56% from February 2015.)   But...the number of homes sold was up 9.33% from January (not unusual in that January closings reflect holiday period contracts, which usually take a hit.)   The real good news in that increase is that it is also an increase of 12.83% from February 2015.   The number of new listings dipped a bit in February both on a month-to-month and year-to-year basis. (6.95% and 7.5% respectively)

The message here?  The Tucson market continues to plod along...no dramatic increases...no signs of a reversal of our real estate fortunes.  Next week I will take a look at where our current market stands in relation to the market tops and bottoms of the 2000's.

Tucson Buyers Take Notice. Mortgage Interest Rates Take a Slight Bounce Back

After weeks of continued drops, mortgage interest rates bounced back a bit this week.  But all rates are still near record lows (see Freddie Mac's chart below,) so it is nothing to panic about. Continued good news for the Tucson homes market.
