Fun Things in Tucson This Weekend

It is an absolutely beautiful morning for a drive south of Tucson to the Tumacacori Mission for Art in the Park. There will be an art exhibition, demonstrations, workshops, and activities for the whole family. The Philadelphia Story at the Loft for Valentines Day
The Loft Cinema is serving up Pink Grapefruit Mimosas at the snack bar and The Philadelphia Story  this Sunday at Noon.  Katherine Hepburn, Cary Grant, and Jimmy Stewart star in this funny mixed-up love story that deserves to be seen on the big screen at the Loft and with a crowd of people to laugh along. The Invisible Theatre's World Premier of The Deelmayker
It isn't often we get a world theatrical premier in Tucson, but we have one now with The Deelmayker at the Invisible Theatre.   Tucson resident Warren Bodow's stage tale of a 65-year old charismatic Palm Springs wheeler dealer trying to stay relevant in our world is directed by Susan Claassen.  The play runs through February 21. Home Mortgage Rates Down for the SIXTH WEEK IN A ROW!!!

Sorry if I got a little excited there, but in the face of continued predictions of soon-to-soar interest rates, the home mortgage market does not seem to have gotten the message. Which is good news for Tucson home buyers...and home sellers. But these rates won't last forever, and Tucson home prices are creeping up a bit (see my previous blog post) so interested buyers should be considering a move soon.

Tucson Homes Market for January: Sales and Average Prices Up

Tucson home sales dipped a bit in January from the month before (reflecting fewer contracts written around the holidays) but were up almost 20% from the previous January. There were 965 home sales in January, up from 805 in January 2015. Prices were mixed, with the average sale price up 2.27% from December and the median sale price down 3.47%. But both average and median sale prices were up from January 2015 (11% and 6% respectively.)

Super Speedy Internet Meets the Reality of Tucson

A super fast fiber-optic internet connection can add $5,437 to the price of a $175,000 home, according to a study cited by The Wall Street Journal.

While we don't have much super speedy service here in Tucson, I do advise Buyers to check into internet availability during their inspection period. Most areas of Tucson and much of Pima County now have at least basic DLS service through the phone lines. But often those phone lines are cranky old buried copper lines, as in my neighborhood.

While both cable companies and CenturyLink seem to be upgrading their internet service, it is hit and miss as to whether that extra fast service will come to your neighborhood anytime soon.

So my advice to my Tucson home buyers is to check out internet service availability during the 10-day inspection period allowed in the purchase contract. Talk with companies serving the neighborhood and talk with the neighbors about their internet experience.

Fun Things in Tucson This Weekend and Coming Week

Two of my favorite Tucson restaurants, Parish and Kingfisher, are offering special menus and music on Tuesday, February 9.  Both restaurants will feature traditional New Orleans dishes and drinks. Music at The Parish includes the Muffaletas.  Kingfisher will feature The Old Pueblo Jazz Band and Dr Mojo and the Zydeco Cannibals. For times and more details, click the link to each restaurant.

University of Arizona President's Concert
The 43rd annual President's Concert at UA features award winning student vocal and instrumental soloists along with the Arizona Symphony Orchestra. There are two performances, 7:30pm tonight and 3:00pm tomorrow at the UA's Crowder Hall.

Real Estate Ranked "Second-Happiest Industry"

Finally, a non-presidential poll is out and this one shows that real estate is the second happiest industry in terms of worker satisfaction. A group called TINYpulse (no, I have never heard of them either) has just released the "2016 Best Industry Rankings" survey.

I agree with the results. I came to real estate later in my career but one of the pleasant surprises is the joy with which most practitioners, be they real estate agents, loan officers or escrow officers, approach their business. Yes, it can be stressful during negotiations and other times, but the satisfaction from helping a first time buyer find a home and then to hand them their keys on their new front porch is hard to match in any other business. And I have made life-long friends with so many clients, socializing with them, celebrating birthdays, holidays and family events.

Oh, and in case you were wondering...first in the rankings was "consumer products and services", whatever that is, and bringing up the rear at number 13 was the energy, mining and utilities industries.  I think I will stick with real estate.

Tucson's Odyssey Storytelling Presents "Bridges" Tonight

My good friend (and wonderful real estate client) Jen Nowicki Clark is curating this month's edition of Odyssey Storytelling.  The fun begins at 7:00pm tonight, Thursday February 4.

Six storytellers each tell a ten minute story loosely based on the monthly theme, which this month is "Bridges."

A Tucson Home Buyer Asks: My Parents Want to Help Me with my Down Payment. Can They Do That?

Accepting cash gifts or borrowing from relatives for a down payment on a new home is an age old practice. My parents loaned me the down payment on my first home in Virginia many years ago. (And yes, I did pay them off on time with a regular payment schedule and interest.) I don't recall my lender being concerned about the source of my down payment funds but times have changed.

Families can be a great help, especially for young people starting out and wanting to buy their first home. But following the real estate boom and bust of the 2000's, lenders are now very concerned about the source of a buyers' cash funds and may require detailed documentation of such.

So talk with your lender early on about the source of your down payment funds to see what is allowed and the documentation that may be required.
