Fun Things in Tucson for Labor Day Weekend

The monsoons have shut down for the weekend and the heat is back. It is a good time for one last escape from the heat to Mt. Lemmon, the White Mountains or even San Diego.  But for those still here in Tucson this weekend, here are a few cool things to do:

Last Chance!  Desert Museum Summer Evenings Tonight

It is all about the bats at the final Desert Museum Saturday evening event for this summer. See the live bats, hear the informative presentations, let the kids do bat-themed crafts and end the evening with a  bat-themed birthday cake for the Museum's 62nd birthday. Labor Day Pancake Birthday Breakfast at the Desert Museum

And come back to the Desert Museum on Sunday morning to celebrate the museum's 62nd birthday with a special pancake breakfast from 8am to 11am. Enjoy a full breakfast (pancakes, chorizo & egg, bacon and fresh fruit) at the Ironwood Terraces & Ocotillo Cafe, them roam the grounds for a Sunday visit with the animals.

Hotel Congress Summer Beer Tastings (Beers of Bisbee)

Sold! 4-Plex at 3349 E Fairmount Street in Tucson

I love these small mid-century courtyard type rental properties in central Tucson. This was a great mid-town 4-plex convenient to UA.  Lots of mid-century character with beamed ceilings and tile floors.  Each unit has a small private back yard.  A great little investment property.  Sold for $206,000.

Tucson Average Sale Price for July was 30% Below the Bubble Peak in 2007

Nationally, home price increases are slowing a bit.  Prices in such cities a Las Vegas, Phoenix, Miami and Tampa are still at least 33% below the bubble peaks of almost 10 years ago according to Case-Shiller Home Price Index.  And Tucson?  Our average sales price in the Tucson MLS for July was $205,259.   That was 30% below the Tucson bubble peak of $293,443 reached in June of 2007.

Fun Things in Tucson for the Weekend of August 16-17

Salsa and Tequila Challenge at La Encantada

Let the competition begin for the best salsa and tequila drinks in the Tucson area.  Chefs and bartenders (ok...mixologists) will battle it out beginning at 6pm Saturday at La Encatada Shopping Center.  The event benefits the Food Bank of Southern Arizona and the Southern Arizona Arts and Culture Alliance's arts therapy and education program. Desert Museum's Cool Summer Saturday Nights, there is a great one this weekend. Desert Harmonies is the theme and it features 12 musical groups or individuals scattered around the grounds. So Where are the Tucson Buyers Getting their Home Buying Funds?

The July Tucson MLS stats tell us that almost 70% of July home closings were conventional, FHA or VA loans. 26% were cash transactions.  Just two years ago, 33% were cash sales as investors were still scarfing up distressed properties for resale or rentals.

A Seller Asks: When is the Best Time in Tucson to Put my Home on the Market?

And my answer is...anytime.  Remember, all you need is that one ready and willing buyer for your Tucson home.  And they could be out there looking on Christmas or the 4th of July, for all we know

Back east, it did seem more traditional to sell in the summer...the yard looks green and fresh, many people want to get the kiddies settled into a new house before school starts. And indeed in Tucson, the summer months of May and June are the busiest months for closings. The third busiest?  March. Winter visitors who decide they want their own Tucson home, perhaps?

Keep in mind that for a house to close in a particular month, it probably went under contract a month before and was likely on the market a month or two before that. So all of those March Tucson closings I just mentioned? They probably went under contract in February or even January and were likely on the market as early as November or December.

So toss that calendar out, don't try to time the Tucson house market. Focus on getting your house all pretty, clean, in good condition and ready for the market. Your buyer may out there!

How is the Tucson Market?

I am asked that question about the Tucson homes market probably several times a week. And today's answer to that question is: Prices are stable...number of sales is down...still lots of houses on the Tucson market. 

The July Tucson MLS homes stats are out and once again things are pretty darned stable. The average July sale price was down 3% from June and the median sale price was up 0.70%, so all in all prices are pretty flat.  Any big changes were limited to the number of sales and the number of homes on the market. Unit sales in July were down 9.33% from June and also down 6.89% from July 2013. The number of active listings of homes for sale was 5,149 which is down 2.55% from June but still up a whopping 30.9% from July 2013.

My Advice to Buyers: Meet the Neighbors BEFORE You Buy the House

I always advise my Tucson home Buyers to get thorough inspections of the homes they are buying. Roof and termite, and a general home inspection of course. And should the home inspector recommend a closer look by an electrician, plumber or structural engineer, we call in those as well.

But who are some of the most important people the Buyers should be talking to? The neighbors! Other than the Sellers of the home, who is more likely to know about the neighborhood and the house itself than the neighbors? And in my experience, the neighbors love to tell stories about the neighborhood and quite often the condition and history of the house being sold.

Information provided by neighbors can be particularly important where the Buyer is purchasing a foreclosed home. With foreclosed homes, the past owner is usually long gone and the current owner (his lender) is way off in New Jersey or somewhere and of course disclaims any knowledge of the history or condition of the property. 

So don't be shy during your Tucson home purchase inspection period. Go meet the neighbors now. They will also be a great source of information on neighborhood activities, shopping etc.
