Fixed Mortgage Rates Hold Near Record Lows - Realty Times

Buyers of Tucson houses have had a wonderful opportunity the last few months with the lowest home prices in 10 years, a great selection of homes and record low interest rates.  This week's survey of interest rates shows both 15 and 30-year rate averages are still near their record lows.  What is changing is that prices in Tucson seem to have stabilized, the number of home sales is up dramatically and the number of homes available to buy has dropped a whopping 38% from this time last year.

So if you know anyone who has been considering a Tucson home purchase. they better get moving while conditions are so favorable for first-time buyers, move up homeowners and investors.

Tucson's Rogue Theatre Presents Shakespeare's "The Winter's Tale"


The Rogue Theatre brings comedy, tragedy, music and dance to the stage in their new production of Shakespeare's The Winter's Tale.  It is a dark fairy tale, leavened with humor and music, of love and death...more love and redemption.

JUST SOLD! - Moonrise at Starr Pass Condominium Home


A great Tucson home and a great investment.  This two-bedroom, two-bath condominium home features granite counters, stainless appliances, and a wrap-around porch with Catalina and city views.  Some of these Moonrise at Starr Pass condominiums are going for almost half what they did at the peak of the market, and with multiple offers.  This one was under contract within five days with three offers on the table.

March Tucson MLS Sales Statistics Show Continued Improvement


   The March Tucson homes sales statistics are out and show some notable signs that the Tucson house market is stabilizing after years of decline.  More houses are selling and at higher prices.  And the number of homes actively listed on the market continues to drop as buyers move in to take advantage of the low prices. 
   Both the average and median sale prices were up in March, both from February levels and from March of 2011.  I said several months ago that we wouldn't have a definite trend until both sets of figures were moving in the same direction, and in March they did so.
The number of homes sold in March (1,387) was up a whopping 36% from February and up 18.6% from the same month in 2011.
  Three statistics and trends that stand out:
  • 63% of homes sold in March sold for less than $160,000.  That price range is where the active market is right now.  Homes in that range that are correctly priced for the market and in good condition are often selling in a matter of days and often getting multiple offers!
  • Cash continues to be king!  38% of March home sales in the Tucson MLS were cash transactions. 
  • The number of homes actively on the market has dropped for 13 of the last 14 months and is at the lowest point since July 2005.  At the close of March, there were 4168 homes on the market, down from 4560 homes in February and down a remarkable 37.8% from the 6703 homes on the market in March of 2011.

Bad News/Good News: Arizona Tops US in Foreclosures for March - Arizona Daily Star

On the surface it sounds like bad news...Arizona is now the Number 1 state for foreclosures, with 3600 homes actually foreclosed on in March and more than 5900 homeowners receiving a notice of default.  But the good news is that those numbers are way down (a 40% drop!) from a year ago and the only reason we are now Number 1 is that the numbers dropped even further in Nevada, the previous Number 1 state for foreclosure activity.  We are not out of the woods yet regarding foreclosures but there may be light at the end of the tunnel.

Good Eats and Fun at Tucson's Fiesta Grande this Weekend


Tucson's Barrio Hollywood celebrates its culture, history and yes, the food of Barrio Hollywood at the 10th annual Fiesta Grande this weekend on Grande Avenue.  In addition to the great food, the fiesta features a parade, folkloric and salsa dance groups, arts and crafts and yes...more food.  All that and more on Grande Avenue between Speedway and St. Mary's at the April 14-15 Fiesta Grande. Grande Avenue is also the Tucson home of some great eating places such as El Rio Bakery, Tania's Mexican Food, Mariscos Chihuahua and Pat's Chili Dogs

What Items Convey with the House? Avoid Confusion in the Listing and the Contract

Buyers are occasionally surprised at their final walk-through to discover that the gorgeous crystal chandelier that they so admired when they wrote their offer on the house has been removed by the Seller.  The Seller of course, then explains that the light fixture in question had belonged to their Great Aunt Minnie so of course they are taking it with them.  So who is right?

Section 1(g) of the Arizona Purchase Contract has an extensive list of fixtures that, if existing on the property, shall be a part of the sale.  That list includes light fixtures, most appliances (other than refrigerator, washer and dryer), landscaping, built-in speakers, attached floor coverings, window coverings and lots more. So the answer per the contract?  Aunt Minnie's chandelier should stay with the house.

So if you are thinking of selling your Tucson home and there are fixtures (generally any attached item) that have meaningful significance to you, then talk with your real estate agent before you list the home.  You should list those in the listing if possible and place a small sign on the item.  And be sure that a purchase contract on your home specifically excludes any fixtures (such as Aunt Minnie's chandelier) that you want to take with you.  Better yet, remove those special fixtures before your Tucson house goes on the market and replace them with something equally beautiful.

Monsoons are Coming! Get Ready for Rainwater Harvesting

   Our traditional early summer dry spell will give way to the summer monsoon rains before you know it.  Rather than have all that precious rainwater from your Tucson house run off into the street, why not set up a rainwater harvesting system?
   The Nature Conservancy will be hosting a docent-led tour of their rainwater harvesting projects Tuesday April 3, starting at 8:00am.  The event is free!
